New rules for sheds which do not require a building consent
As of 31 August 2020, the govt has introduced new law which means some shed projects no longer need building consents. This includes sheds and barns which are;
- in a rural zone,
- are a maximum of 110 square metre floor area
- don’t span further than 6.0m unsupported,
- are not higher than 4.0m above floor level in the apex,
- have a floor level not greater than 1.0m above ground level
- are in a wind zone, not greater than 'high' This means wind speed not over 44 m/s
- are not accessible to the public,
- are not used to store hazardous substances,
- are either designed by a Chartered engineer; OR are designed and built by an LBP, and
- are no closer than the measure of their own height to any residential building or legal boundary.
Buildings must however still comply with any relevant District planning rules.
There is no restriction on the type of material used, however, additional professional advice may be needed when using construction materials or methods that the Licensed Building Practitioner (LBP) is unfamiliar with.
